Attractive, flexible, tenant-ready metal building business space
produced on accelerated time lines

This rapidly developing Petaluma business park needed flexible lease space quickly. The site has high visibility from Highway 101, so appealing exteriors were a priority. The three metal "spec" buildings shown here are designed for the needs of virtually any type of business park tenant. Construction was started in winter and completed in just seven months. The walls are framed with metal studs, sheathed with EIFS (external insulation and finish system) and the exterior finish is synthetic stucco.

Though they may be occupied by manufacturing or warehouse types of businesses, it was essential to the surrounding area that these buildings not appear warehouse-like or industrial. Numerous dormers over recessed entries break up the large expanse of exposed roof. The roof material is pre-painted metal standing seam with R19 insulation. Mechanical wells that appear as white triangles in this photograph, were installed on the exposed metal roof to hide the HVA/C units from view, further reducing the "industrial" impact of the buildings on the immediate area.

Each of the three buildings are being used as offices for businesses in the telecom industry.
